- Limited mini-storage competition.
- Single or multi-level.
- Easily accessible.
- Well maintained with modern amenities.
Value-Add Self Storage Facilities
Happy Boxes is looking for well located self-storage facilities that present an opportunity to improve occupancy and cash flow through improved management and facility improvements.
Criteria:
- 45,000+ square feet
- Retail exposure
- Storage unit mix of climate controlled and non-climate or all climate controlled.
- Boat, RV, vehicle parking/storage is a plus.
- 30,000+ people living within 5 miles.
- Limited mini-storage competition.
- Single or multi-level.
- Easily accessible.
Self Storage Development
Happy Boxes Self Storage is looking for self-storage development opportunities.
Criteria:
- 2 to 7 acres
- Retail exposure
- Easily accessible.
- Either zoned or has potential of rezoning.
- Utilities
- 30,000+ people living within 5 miles.
- Limited mini-storage competition.
Deal Structure
- All Cash or will assume existing debt.
- Closings usually occur quicker than the industry standard.
