  • Boat, RV, vehicle parking/storage is a plus.
  • 30,000+ people living within 5 miles.
  • Limited mini-storage competition.
  • Single or multi-level.
  • Easily accessible.
  • Well maintained with modern amenities.
Value-Add Self Storage Facilities

Happy Boxes is looking for well located self-storage facilities that present an opportunity to improve occupancy and cash flow through improved management and facility improvements.

Criteria:

  • 45,000+ square feet
  • Retail exposure
  • Storage unit mix of climate controlled and non-climate or all climate controlled.
  • Boat, RV, vehicle parking/storage is a plus.
  • 30,000+ people living within 5 miles.
  • Limited mini-storage competition.
  • Single or multi-level.
  • Easily accessible.
Self Storage Development

Happy Boxes Self Storage is looking for self-storage development opportunities.

Criteria:

  • 2 to 7 acres
  • Retail exposure
  • Easily accessible.
  • Either zoned or has potential of rezoning.
  • Utilities
  • 30,000+ people living within 5 miles.
  • Limited mini-storage competition.
Deal Structure
  • All Cash or will assume existing debt.
  • Closings usually occur quicker than the industry standard.
  • Confidentiality.
